2008 Homeowners Association meeting
The 2008 annual HOA meeting is scheduled for Thursday, May 1, at 6:30 PM, at the pool--please bring a chair. At the annual meeting, we will elect (or re-elect) the Board of Directors and discuss homeowner issues.

News! Long Time No Post
The two major pieces of news are that we have a new Property Management company and a new Board of Directors. Late last year, the serving Board contracted Dominic Ferrari to take over managing Mission Palo Alto from Deborah Sell. You can contact Dominic via email or by phone or postal mail:

On June 6th, the Mission Palo Alto Homeowners Association held its annual meeting, and elected a new Board of Directors. Remaining on the Board from last year are Clara Starr as President and Soccoro Nevarez as Treasurer, and Andrew Rich was elected as Secretary in place of Keith Trask who declined to be re-nominated.
This Web site has been pretty much on hiatus since last summer. We're going to try to get it back up as a going concern again, and I've made a few minor changes.
Now the question becomes: What do you want to see on your Web site?
Some possibilities:
Of course many of these features would be password-protected for resident use only.

- Posts now have comments enabled. That means you can comment on any post and I'll receive notification.
- I've fixed and updated the mail form. It turns out the form had been broken for a while (oops); now fixed. Also changed the email addresses for the Board of Directors and Property Management.
Now the question becomes: What do you want to see on your Web site?

- discussion forum
- shared calendar (plan your events)
- minutes of Board of Directors and annual HOA meetings

2006 Annual HOA Meeting unofficial report
This is not the official minutes of the meeting, just a quick summary from your Webmaster.
The 2006 Annual Meeting took place at 7:30 PM on Wednesday, June 7, 2006. Present were the three 2005-06 Board members, Deborah Sell from Phoenix Resource Management, and a quorum of Homeowners (including proxies).
The meeting began with an open forum period where several homeowners discussed issues affecting their units and the complex in general.
Next was the election for the 2006-07 Board. In addition to the incumbent Board members, Keith Trask, Mary Kay Sholas and Lois Frontino were nominated from the floor as write-ins. Incumbent Board member Don Pendleton withdrew from the ballot. Patty Frontino and Andrew Rich volunteered to count votes (at which time it was discovered that Andrew Rich was written-in as a candidate, but not in significant number to affect the outcome). The ballots were double-counted and delivered to Deborah Sell.
The 2006-07 Mission Palo Alto Board of Directors are:
The annual IRS tax resolution was introduced, moved, seconded and approved.
Information was presented about the project to replace the tele-entry system.
A July-4th community bbq party was proposed, and Jennifer and Andrew Rich agreed to organize the event.
The meeting was adjourned at approximately 9:00 PM.

Dear Mission Palo Alto Homeowners,
The Annual Meeting of owners for the Mission Palo Alto Homeowners Association will take place as follows:
DATE: Wednesday, June 7, 2006
PLACE: Poolside -- bring a chair please
TIME: 7:30 PM *see note 1
You should have received by mail an agenda, tax resolution, nomination application, and a proxy form.
We elect the Board of Directors at the Annual Meeting, and review the year's activities. We must have a quorum of homeowners present for the election, either in person or by proxy. We sincerely hope you will be able to attend the meeting; however, to assure a quorum, we would appreciate your returning the completed proxy form as soon as possible, to assure that your vote is counted. When you attend the meeting, your proxy will be withdrawn so you can vote in person. If you are unable to attend the meeting, you may opt to have the Board of Directors or another homeowner vote on your behalf by designating that choice on the proxy. If you are interested in being a candidate, please return the nomination form. Nominations will be taken from the floor at the meeting.
One ballot will be case for each condominium unit. Each owner shall vote for up to three candidates, either those designated on te ballot or by inserting the write-in candidate(s) of your choice.
BOARD OF DIRECTORS
Election of officers is important because your Board of Directors is responsible for directing the operations of the Association throughout the year. Some of the current Board members have devoted a significant amount of their own time to the association for several years, and would like to pass on their experience to new officers over the coming years. Mission Palo Alto benefits from the gradual transition of experienced Board members with new officers.
Who should consider being on the Board? If you are a responsible homeowner who cares about protecting your investment, you definitely qualify.
What does a Board member do? Each Board member carries out the duties of the office he/she assumes, and the Board focuses on (1) management of finances and (2) preservation and maintenance of Mission Palo Alto's community assets.
How much time will it take? Board meetings are held monthly, starting in July, and the Annual Meeting is held in June. *see note 2
Okay, I'm willing to consider Board membership. What do I do? If you are interested in being a candidate for Board membership, please advise Deborah Sell (408)446-1600 or any current Board member, or send in the form you received by mail as soon as possible. Nominations will also be welcomed from the floor during the Annual Meeting.
Many thanks need to go out to the people on the Board and committees that see t the care of Mission Palo Alto Association.
If there are any questions regarding any of this material, please call or email Phoenix Resource Management. The management company sees to the day-to-day operations and reports to the Board.
