2006 Annual Meeting Notice

May 15, 2006

Dear Mission Palo Alto Homeowners,

The Annual Meeting of owners for the Mission Palo Alto Homeowners Association will take place as follows:

DATE: Wednesday, June 7, 2006
PLACE: Poolside -- bring a chair please
TIME: 7:30 PM *see note 1

You should have received by mail an agenda, tax resolution, nomination application, and a proxy form.

We elect the Board of Directors at the Annual Meeting, and review the year's activities. We must have a quorum of homeowners present for the election, either in person or by proxy. We sincerely hope you will be able to attend the meeting; however, to assure a quorum, we would appreciate your returning the completed proxy form as soon as possible, to assure that your vote is counted. When you attend the meeting, your proxy will be withdrawn so you can vote in person. If you are unable to attend the meeting, you may opt to have the Board of Directors or another homeowner vote on your behalf by designating that choice on the proxy. If you are interested in being a candidate, please return the nomination form. Nominations will be taken from the floor at the meeting.

One ballot will be case for each condominium unit. Each owner shall vote for up to three candidates, either those designated on te ballot or by inserting the write-in candidate(s) of your choice.

BOARD OF DIRECTORS

Election of officers is important because your Board of Directors is responsible for directing the operations of the Association throughout the year. Some of the current Board members have devoted a significant amount of their own time to the association for several years, and would like to pass on their experience to new officers over the coming years. Mission Palo Alto benefits from the gradual transition of experienced Board members with new officers.

Who should consider being on the Board? If you are a responsible homeowner who cares about protecting your investment, you definitely qualify.

What does a Board member do? Each Board member carries out the duties of the office he/she assumes, and the Board focuses on (1) management of finances and (2) preservation and maintenance of Mission Palo Alto's community assets.

How much time will it take? Board meetings are held monthly, starting in July, and the Annual Meeting is held in June. *see note 2

Okay, I'm willing to consider Board membership. What do I do? If you are interested in being a candidate for Board membership, please advise Deborah Sell (408)446-1600 or any current Board member, or send in the form you received by mail as soon as possible. Nominations will also be welcomed from the floor during the Annual Meeting.

Many thanks need to go out to the people on the Board and committees that see t the care of Mission Palo Alto Association.

If there are any questions regarding any of this material, please call or email Phoenix Resource Management. The management company sees to the day-to-day operations and reports to the Board.

Pesticide Spraying Notification

As part of our maintenance work of weed control, we are scheduling Roundup applications twice a month at your site. The applications will be done on the 2nd and 4th week of every month as needed. Conditional Use Permit request for vacant property/building at 1800 W Bayshore (at Clarke)

The City of East Palo Alto Planning Division sent notice of a request for a Conditional Use Permit for the former machine tool sales store at 1800 W Bayshore (at Clarke Ave) to become a laundromat. I've scanned the notice to PDF; you can download and read it here. The Planning Commission hearing on this request will be Monday, May 8, 2006 at 7:30 PM in the EPA City Council chambers.
